Dynamic Pricing

In 2018, Beach Properties invested in a partnership with Beyond, a yield management tool. Using this tool allows each property to have a personalized rate plan specifically designed to optimize annual revenue and occupancy. This dynamic pricing will allow us to capture a majority of the market, while still maintaining the flexibility to adjust rates, thus avoiding unnecessary discounts. Similar to yield management tools used by hotels and airlines, Beyond sets and manages participating rates using a dynamic algorithm to track supply and demand for every night of the year, as well as comparable market factors particular to our location: special events, seasonality, day of the week, etc. Each week our revenue management team, along with our account representative, review each property’s pricing and adjusts as required to ensure each property and each season is priced appropriately.

Key Data

Working in collaboration with Beyond, Key Data provides an in-depth analysis of the current market to better assist in pricing strategies. With Key Data, we can review, in real-time, actionable metrics and KPI’s (Key Performance Indicators) to make informed decisions accurately and confidently on numerous business functions, like marketing, pricing, property performance and more. This information gives us a high-level overview of our current pace as compared to our market as well as our own performance year-over-year, but also allows us the flexibility to drill down to more specific analytics such as seasonality, bedroom size and location.



All of our properties are equipped with a personalized Alexa.  She is programmed to provide guest information such as Wi-Fi passwords, restaurant recommendations, check out instructions, and pool service days just to name a few.  She also allows for quicker emergency messaging, such as in the case of a mandatory hurricane evacuation, to all our properties instantly.  She also has the ability to let our Vacation Planners know if the guest is interested in rebooking your property.

Home Automation/Point Central

Beach Properties has teamed up with Point Central, a leader in smart home management, to assist in managing properties on our rental program.  A complimentary lock* is supplied to each of our properties allowing our team to track user codes, create time restraints for guests and vendors for access to the property as well as remotely accessing the property in the case of an emergency.

*$150, subject to change, annual fee paid by the owner

 Also available through Point Central and Beach Properties is a smart-home thermostat.  These thermostats are monitored by our property management team to assist in reducing energy costs for your home/villa.  Each thermostat is $175 with a flat annual fee of $60. 

 Point Central also offers devices to monitor pool controls, smart lighting and garage doors just to name a few.  Once on the program, your property manager can help get you set up!


Unsurpassed management of your island home is our ultimate goal.  To help us achieve this, Beach Properties partnered with Breezeway, a property care, operations and messaging platform solution.  This web and app-based program allows Beach Properties to schedule and manage all aspects, from reservations to maintenance at NO cost to you.
