Step 1:
- ALL owners must have a business license.
This became a requirement as of January 1, 2022, and is needed to complete the short-term rental permit process.

• This license will need to be renewed annually.
• If your property is under an LLC, your LLC must be registered with the Secretary of State. If you are a sole proprietor, you do NOT need this step.
♦ Click HERE to verify and/or request any documentation.
• There is a $10 application fee. Once your application is submitted, you will need to complete the worksheet provided by the Town of Hilton Head to determine the cost of your business license (based on gross income).
• On the form, there are questions about rental taxes and retail license.
- Beach Properties pays the taxes collected from rentals quarterly to the Town.
- Taxes are paid under OUR retail license number 007307666
Step 2:
Once you have your 2022 Business License, you are ready to apply for your Short-Term Rental Permit. THIS PERMIT IS DIFFERENT FROM THE BUSINESS LICENSE.
- The Town mailed out a letter containing each property owner’s login information to the owner portal.
- If you did not receive this or have misplaced the information, you will use the REGISTER feature in the portal.

• Site Plans are required to complete your application. Villa owners can skip this step as site plans of the property have already been submitted to the Town. For HOME owners, please Click HERE for an easy to use tool provided by the Town of Hilton Head to assist with this portion.

Beach Properties has completed the process of measuring driveways and garages in accordance with parking for the permit. This information is now being updated on our website as well as supporting documentation.
- Also included in the new ordinance are certain Safety precautions, to include a working fire extinguisher, current and working smoke detectors, carbon monoxide detectors and clear exits throughout the property.
- Beach Properties recently received our final shipment of the above mentioned safety items and will begin the installation process, starting in single-family homes. We will only be installing the minimum required to make your property compliant with the ordinance.
- This process will take several weeks but will be completed prior to the March 31 deadline.
